When are the titles due? Consent for River Terrace has already been granted and work is well underway on site. Titles for the lifestyle blocks are expected to be issued in April 2022

Is there an option to purchase house & land packages and when will they be completed? Yes, designer house and land packages are available now. These come complete with a 5-bay shed, yard, vehicle courtyards and extensive landscaping. The only thing missing is the horse! Expected completion for the house and land packages is July 2022

What is the settlement date? Lifestyle Lots: The settlement date is 10 working days from the date the certificate of title has been issued.

House & Land Packages: The settlement date is 10 working days after the date the code compliance certificate is issued

Do the prices include GST? Yes, GST is included in the pricing for all lifestyle blocks and house & land packages

What are the deposit requirements? The deposit requirements are 10% of the purchase price

Are there any body Corp fees or an owners association? Yes this will be looked after by the River Terrace Residents Society

What design controls will be imposed? The stunning landscape of River Terrace is deserving of protection, as is your investment in your River Terrace property. Please refer to the Design Control Guidelines.

Are there any costs associated with the design approval process? Yes, the fee for submitting an approved building plan form is $575 (incl. GST). There is also a construction bond to provide for remedial or reinstatement works that may be needed as a result of the owner’s construction activities on site

Who can I use to build my house? You can use any builder you desire. They will have to comply with the Design Control Guidelines

I’d like to build a dual occupancy dwelling or secondary dwelling to let for short term accommodation (e.g. AirBnB), is this allowed? Yes, under the development controls you are allowed a secondary minor dwelling. You will need to check the District Plan requirements

Can my property be rented out? Yes, long term rentals are permitted.
