Questions to ask before hiring a real estate agent

If you’ve made the all-important decision that now is the best time for you to sell your home, now is the time to decide who will help you sell your home. You may have a particular agent in mind as recommended by someone you know or have previously used in the past. When deciding to sell most sellers request an appraisal with various real estate companies to discover how much their home is worth. Upon deciding which Real Estate Company and agent you will choose to sell your home there are some questions you should find answers to before making the final decision.

It is important to find a pro-active agent that is going to go the extra mile to achieve your desired result. What you want to avoid is someone who tosses a “for sale” sign on your front lawn, sends a photographer, lists online with a few bullet points and waits for a call.

Ask them about their history

If you’re wanting a real expert ensure you ask the agent about their real estate history. You will want to know how long they have had a career in real estate for as well as understand whether it is a successful one. Don’t be afraid to directly ask the agent how many properties they have personally sold within the last 12 months, of course this will be dependent on the length of their journey as a sales consultant. Ask them about the brand behind them, do they have a reputable brand driving them forward with technology and ethics?

Ask them what they recommend

If you have sold a home before you know marketing and advertising is everything when it comes to exposing your property to the right buyers. Real estate agencies offer a wide range of marketing tools to the seller, which they can choose from. Ask the agent which advertising mediums they recommend before becoming overwhelmed with all the different options. Are they recommending print or digital? Digital trumps print in this day and age, if the agent is recommending print you need to ask yourself when was the last time you bought anything based on a paper advert.

Other aspects to ask would be whether they recommend ordering a LIM report, council file/ archive search or building inspection? You want an agent that is confident and knows what buyers will require/ be interested in. An unorganized agent can cause the process of selling your home to be stressful.

Ask them what their strategy is

Will they pro-actively go in search of buyers using all tools available to them? The answer you want to hear is that they have their own database, they are a regular user of social media, they network with other agents and will review the chosen strategy for your property every 2-3 weeks until the desired outcome is achieved. Ask the agent how they utilise their database, do they send regular emails with all properties to everyone in the database? When it comes to open homes, ask them about their strategy. Will they be providing viewers with recent comparable sales at your open homes?

Ask them what they will provide you with

Once your property is listed and the open homes have begun, will the agent provide you with a weekly vendor report with buyer feedback? A great agent will do this and it will help you to make any changes to your property or re-think your collateral strategy. Can the agent provide a list of potential buyers backed up with evidence of continuous contact? You want to know how the agent is communicating with potential buyers that have expressed an interest in your property.
